What is a Commercial Mortgage? - Capital Access Forum: Providing ...

A commercial mortgage is a loan that uses commercial property as collateral. A commercial mortgage is a business loan which is secured against a commercial property.

Commercial mortgages are often used to buy business premises, such as offices, shops, restaurants, or pubs. But they can also be used to buy other business assets such as plant or machinery.

A commercial mortgage is a loan for a property that is used for business purposes. It's probably the best way to finance the purchase of buildings and land for business because it provides a flexible and affordable solution that gives you access to capital.

A commercial mortgage is probably the best way to finance the purchase of buildings and land for business purposes. It provides the most flexible and affordable finance solution. Commercial mortgages are specialised due to the fact that the lender has a legal claim over the property until the loan has been repaid in full.

As well as being a useful way of financing the purchase of business premises for a new business, commercial mortgages can also be an excellent way of funding the expansion of an existing business.

A commercial mortgage gives you access to capital that you would not normally have access to with minimal up-front payments and the flexibility to design a repayment plan that suits your needs.

The nature of a commercial mortgage requires you to pledge the purchased property to the lender. If you default on the mortgage, the lender is able to foreclose the property and sell it to repay the outstanding money owed to the lender.

A commercial mortgage can be used to buy most types of commercial buildings, such as shops and offices, for both new and existing businesses. A commercial mortgage can also be used to fund investment in land or property which will be used for commercial purposes.

The interest rates on commercial mortgages tend to be lower than the interest rates on unsecured business loans and the repayment terms are usually longer. This makes them useful for all sorts of business financing requirements.

A commercial mortgage can be a cost-effective way to fund many business activities. They can be used to develop an existing business through the purchase of increased office or factory space.

A commercial mortgage can also provide a way of raising additional business loan finance, if the finance is linked to business activity.

The amount of loan required and the level of interest charged will depend on your credit worthiness and an assessment by the provider of your ability to repay. If you have an exemplary business record and have other visible business assets which can be used as a guarantee, then you'll have no trouble getting a commercial mortgage at an attractive rate of interest.

A commercial mortgage can be available for almost any period from 12 months to 25 years.

There are generally two types of interest schemes available when you are applying for a commercial mortgage, fixed rate and variable interest rate.

The Lender will usually ask you to provide your last three years of audited financial statements including a Profit and Loss statement, balance sheet and a cash flow forecast.

Commercial mortgages are specialised because the lender has a legal claim over the property until the loan has been repaid in full. In the event of non-payment the property can be repossessed and sold to repay outstanding mortgage balance.

No. 3 LSU overcomes sloppiness, beats Towson 38-22

BATON ROUGE, La. (AP) ? Zach Mettenberger's perfectly placed 53-yard scoring strike to Odell Beckham Jr. exemplified the type of play Les Miles wanted to see from LSU's offense before the Tigers hit one of the toughest stretches on their schedule.

If only that play had been the norm instead of the exception in a mistake-filled outing, Miles might not have been describing a "somber locker room" following No. 3 LSU's 38-22 victory over Towson on Saturday night.

"It was just sloppy play," Mettenberger said. "We have been sloppy week in and week out. We have to clean it up. Right now we are not playing LSU football. I'm very disappointed in myself and the team right now."

Mettenberger hit Beckham five times for 128 yards and two touchdowns, and the quarterback finished 15 of 26 for 238 yards passing and no interceptions. Still, Mettenberger was sacked four times, missed some open receivers and a fumble he gave up ? one of three LSU turnovers ? led to the first of two touchdown runs by Towson's Terrance West.

West's first TD run gave Towson (2-2), an FCS team, a stunning 9-7 lead in the second quarter before LSU (5-0) responded with 24 straight points.

J.C. Copeland, LSU's powerful 272-pound fullback, scored his third touchdown of the season on a 1-yard plunge after LSU's Jarvis Landry recovered Jordan Love's muffed punt on the Towson 8 in the third quarter.

However, Copeland was hurt in the fourth quarter and did not put any weight on his left leg as he was helped off the field. Miles did not have an update on Copeland's condition after the game, but insinuated he could be sidelined a while when he added, "We still have a couple of fullbacks that we can line up and play with."

In all, LSU fell short of the confidence-building performance it wanted before a trip to No. 11 Florida next weekend, followed by a visit from No. 6 South Carolina.

"If we don't turn the ball over or throw the ball on the ground and we protect our quarterback ... this thing looks like it's supposed to," Miles said. "I must not well have prepared them."

LSU had portrayed its 12-10 victory at Auburn a week earlier as a wakeup call, but it continued to stumble intermittently against its first FCS opponent of the season ? enough so that frustrated fans routinely groaned and even booed.

"To say that we made improvement, I can't say that," Miles said. "I'd have to say it was the same style of football that we played last week."

LSU fumbled five times in all but recovered the ball twice. Mettenberger's fumble was his third in two games. Michael Ford's fumble in the third quarter stalled a likely scoring drive on the Towson 13. Kenny Hilliard's fumble set up Towson's opening points on a field goal.

Ford still had a solid game overall, rushing 11 times for 76 yards, including a 4-yard TD. Receiver Russell Shepard had his best play on a designed run in the first quarter, when he burst through the line and sped down the sideline for a career-long 78-yard scoring run that he finished by diving to the pylon.

Towson's Grant Enders was 13 of 33 for 103 yards, including a 9-yard touchdown pass to Gerrard Shepard. He also rushed for 86 yards. West finished with 79 yards on 22 carries.

"I'm extremely conflicted," said Towson coach Rob Ambrose, whose program earned more than $500,000 and invaluable exposure for its nationally televised visit to Death Valley. "You don't line up to lose. With that being said, as a head coach, as an alum, as a father, I don't think it's humanly possible for me to be more proud of these players."

Towson did not drive past its own 30 on its first three possessions, but Hilliard's fumble on the LSU 38 late in the first quarter gave Towson its first break, and it capitalized with D.J. Soven's field goal.

Five of LSU's first six drives ended with three punts, a fumble and a missed 51-yard field goal attempt, keeping Towson in the game. Beckham later said he sensed a lack of intensity among his teammates.

"You could just see it on the sidelines," he said. "Everybody was really just not into the game. As soon as everybody started to get into the game things started to pick up. We just have to continue to do that."

The animated Ambrose appeared to be thoroughly enjoying his Death Valley experience on the visitor's sideline, and it only got better for him when Mettenberger fumbled on a sack while scrambling left and Towson recovered on LSU's 45. Soon after, Enders scrambled 43 yards to the LSU 1, and West dove over the pile to give Towson the lead. The point-after kick missed, however, leaving it 9-7.

"It boosted our confidence," Enders said. "With the opportunity to be on this stage and scoring the first touchdown, we realized we could play with them."

Mettenberger responded as LSU hoped on his next drive, hitting tight end Chase Clement over the middle for 27 yards, then finding Beckham for a 27-yard score to make it 14-9.

LSU had another scoring chance before halftime after Towson's R.J. Peppers shanked a punt only 6 yards to his own 22, but the drive stalled at the 5, setting up Drew Alleman's field goal to make it 17-9.

(AP) ? There's nothing wrong with Tom Brady and the New England Patriots that a game against their familiar AFC East patsies ? the Buffalo Bills ? can't fix.

Not even after Brady and Co. spotted them a 14-point, third-quarter lead.

Brady responded by directing six straight touchdown drives in the second half on Sunday en route to a 52-28 blowout.

It was a game in which the Patriots (2-2) produced 580 total yards, forced six turnovers and avoided their first three-game losing streak in 10 years.

"Down 21-7 and on the road, backs against the wall, and I thought we showed a lot of heart," Brady said. "That's what this team is made of. And we're going to battle until the end, I know that."

Brady finished 22 of 36 for 340 yards and three touchdowns, plus one rushing. The 580 yards was the fourth-most in team history.

Cornerback Devin McCourty had two interceptions in keying a defense that forced six turnovers and had three sacks.

Running back Stevan Ridley scored twice. Wes Welker had nine catches for 129 yards, and tight end Rob Gronkowski had five for 104 yards and a touchdown as both players bounced back from first-half fumbles.

"You can't panic," Gronkowski said. "When you panic, nothing good happens from there. We just stuck to the game plan."

The comeback began immediately after Ryan Fitzpatrick hit Donald Jones for a 68-yard touchdown pass on the Bills first possession of the second half.

Brady responded with an eight-play, 80-yard drive by hitting Danny Woodhead for a 17-yard touchdown. After tying the game with a 4-yard run, Brady capped a five-play 63-yard drive by hitting Gronkowski with a 28-yard touchdown pass.

The Patriots scored 35 points in a span of 12:41 in building a 42-21 lead on Brandon Bolden's 7-yard run.

"We just played and executed better," coach Bill Belichick said. "It's no magic."

Magic no. Familiar, yes.

New England improved to 17-1 in its past 18 meetings against Buffalo, and 22-2 dating to the 2000 season. The Patriots lost their last trip to Orchard Park, 34-31 after blowing a 21-0 lead.

This time it was the Bills turn to unravel.

After Jones' scored, nothing else went right. Buffalo combined for two first downs and 31 yards on its next four drives, two of which ended with turnovers.

Bills coach Chan Gailey was embarrassed.

"I don't like to play like that, and I don't like to think that's who we are," Gailey said. "But that's who we were today. You can't sugarcoat it."

The news gets even worse as Buffalo enters a stretch in which it will play four of its next five on the road.

Starting left tackle Cordy Glenn and starting right guard Kraig Urbik both hurt their right ankles and did not return. Gailey said both could miss games.

The Bills offense sagged despite the return of its two top running backs. Fred Jackson had 29 yards rushing and 50 receiving in his first game back since spraining his right knee in a season-opening loss. Spiller had 33 yards rushing and 5 receiving after hurting his left shoulder in at Cleveland last weekend.

Both also fumbled, with Spiller's coming on a goal-line plunge late in the first quarter.

It was a dreadful outing for Mario Williams ? who signed a six-year, $100 million contract in March ? and the Bills high-priced defensive line.

Buffalo managed one sack. Otherwise, the defense gave up the second most yards in franchise history, and most points since a 56-10 loss to New England on Nov. 18, 2007.

"A loss is a loss. I don't label it anything," Williams said, when asked if it was embarrassing.

He placed the blame on the Bills inability to stop the run. Bolden had 137 yards rushing and Ridley 106.

"When you have two guys rushing for 100 yards, something's up," Williams said. "We have to have a reality check and see what's going on."

Fitzpatrick finished 22 of 39 for 350 yards and four scores ? including two to Scott Chandler.

The game had additional significance to the Patriots, as it featured the return of the NFL's regular officials after they reached a new eight-year agreement on Thursday. It came after Belichick was fined $50,000 by the NFL for grabbing an official's arm to question whether Justin Tucker's 27-yard field goal would be reviewed following a 31-30 loss at Baltimore last weekend.

Patriots owner Robert Kraft made sure to welcome back John Parry and his crew, by waiting in the tunnel following the game and attempting to shake each of the officials' hands as they made their way off the field.

Kraft then waited for Brady's arrival, and shook the quarterback's hand, as well.

The two then smiled and chatted in making their way to the locker room.

NOTES: Brady improved to 19-2 against the Bills, a stretch in which he has 49 touchdowns and seven 300-yard games. .... Buffalo's 4-22 in its last 26 games against division opponents. ... The win was the 194th of Belichick's career, moving him into eighth place on the NFL list, one ahead of Chuck Knox.

ETF Investors Face Uncertainty Over Tax Cuts | ETF Trends

With the election season in full swing, exchange traded fund investors may want to lock in the current favorable tax treatment on capital gains, instead of gambling on what Congress and the winner of the Presidential election may decide on Bush-era tax cuts.

Specifically, taxes on dividends are currently capped at 15%, but this tax break will expire at the end of the year. If the tax cut is allowed to expire, dividends will be taxed as regular income ? the highest income bracket could see a maximum rate of 39.6%, plus a 3.8% tax to pay for the healthcare reform, or a total 43% tax rate. [ETFs and the Presidential Election]

The Obama administration also intends to increase long-term capital gains from 15% to 20%, diminish the amount of itemized deductions and reduce the amount that can be deducted fro IRA and retirement plans in 2013, according to a Pioneer Investments research note.

Additionally, Congressman Keith Ellison also recently proposed a 0.5% tax on the sale of stocks, 0.1% tax on bonds and a 0.005% tax on derivatives or other investments ? a form of ?Robin Hood tax,? writes Frank Holmes, CEO and Chief Investment Officer at U.S. Global Investors. [Tax-Loss Harvesting with ETFs]

Proponents have claimed the transaction tax would cut back speculative, short-term trades, with little effect on long-term investors. Meanwhile, critics argue that the tax would diminish liquidity, hurt market quality and distort prices.

?Whereas incentives act as a dose of Lipitor to today?s weak monetary system, unnecessary taxes add cholesterol, delaying a smooth economic recovery, or worse, causing the economic equivalent of a heart attack,? according to Holmes.

?Taxing financial transactions would just be foolish revenge, generating regrettable outcomes,? Tulane Law Review Professor Richard T. Page wrote in a paper, contending that taxes should be used to curtail undesirable behavior instead.

Kids Gulp 7 Trillion Calories Per Year

Obese kids have higher cardiovascular risks as adults, and sugary beverages are stoking that obesity epidemic. Katherine Harmon reports

Kids from the ages of two to 19, consume about seven trillion calories in sugar-sweetened beverages per year, according to Steve Gortmaker of the Harvard School of Public Health. He spoke at the Obesity Society Annual Scientific Meeting in San Antonio on September 23rd.? Seven trillion is a lot of calories in sugar-sweetened beverages. At, for example, 50 cents per can, it's about $24 billion a year.

All of those dollars and sugary calories are stoking the childhood obesity epidemic. Currently, in the U.S., about 17 percent of children and adolescents are obese?that's more than 12.5 million kids. And new research in the British Medical Journal suggests that obese children will have much higher risk factors for cardiovascular disease as adults. [Claire Friedemann, et al, Cardiovascular Disease Risk In Healthy Children And Its Association With Body Mass Index: Systematic review and meta-analysis] Even as kids, their hearts are changing shape to look like those of adults at risk for heart disease.

But the good news is that simply cutting out an average of 64 calories a day from kids' diets could start to level out the steep rise in childhood obesity. That's equivalent to less than half a can of most non-diet sodas.

Is Giving Birth Easier for Other Animals?

A baby bottle nose dolphin swims close to his mother at the Hakkeijima Sea Paradise aquarium in Yokohama, suburban Tokyo in June 2011. Is giving birth easier for nonhuman animals?

Photograph by Yoshikazu Tsuno/AFP/Getty Images.

A new video showing a dolphin giving birth has been called ?a balm? for animal lovers grieving over the baby panda who recently died at the National Zoo. The Los Angeles Times noted that ?the newborn dolphin appeared healthy, lively and playful after it emerged? while one of her caretakers complimented the mother?s ?calm, relaxed nature throughout the whole entire situation.? Is giving birth easier for nonhuman animals?

It depends on the animal. While the combination of long labor times, big infant heads, and narrow maternal hips is often cited as a particular challenge for human mothers, some other mammals face difficulties that may be just as painful. One factor that can make labor more challenging is the size of the fetus relative to the mother. If a 140-pound mother gives birth to a 7-pound infant, then that infant represents about 5 percent of her body weight. On the other hand, when a 1,000-pound horse gives birth to a 100-pound foal, that foal represents 10 percent of her body weight, or twice as much. It?s impossible to quantify exactly how much pain this causes, but giving birth to larger offspring tends to be more dangerous and to result in more tearing. For other animals, the size of the offspring isn?t as big a problem. Litter-bearing species pass more offspring, but each infant tends to be pretty small. In pigs, a full-size sow might weigh 600 to 800 pounds, but her piglets might weigh only about 1 pound, or less than 1 percent of her weight.

Most nonhuman mammals tend to hide while giving birth, presumably to avoid attracting predators during their time of highest vulnerability. But while they may keep their pain more private, it?s known that many animals show some signs of pain and distress. During labor, horses sometimes sweat, llamas and alpacas bellow or hum in a way similar to when they are injured, and many animals become more aggressive. Veterinarians recommend that you exercise caution when approaching an animal in labor, as she may lash out. Even with poultry, facial expressions change when they?re laying eggs, though it?s unclear exactly what they?re feeling.

Labor times for other animals tend to be much shorter than for humans. It can take more than 24 hours for a woman to give birth, but dogs go through labor in about an hour. Cattle take about two to three hours. Horses can give birth within 30 minutes, but with great force; if the foal isn?t positioned correctly, the uterus may rupture.

When it comes to the relative size of newborn craniums, humans are not unrivaled. While most apes have ample pelvises for bearing their offspring, many other primates are not so lucky. Squirrel monkey infants have such large heads compared to the size of their mothers? pelvises that they face a very high rate of birth complications.

Perhaps the most horrifying birth is that of the spotted hyena. Females of this species give birth through a narrow, penis-like, enlarged clitoris. Their offspring emerge from this unusual birthing organ, almost indistinguishable from the male penis of the species, after 120 days of gestation. This unusually long period of development for a predator results in offspring that are comparatively large and fully ready to kill, with their sharp teeth completely emerged through the gums. The penis-like genitalia often rip open during the process of giving birth, which can be deadly for both the mothers and their cubs. One scientist has estimated that up to 18 percent of first-time mothers die.

Angry Birds sequel 'Bad Piggies' launches tomorrow, we go hands-on

Angry Birds sequel 'Bad Piggies' launches today on iPad, we go handson

Finnish game studio Rovio went from relatively unknown to center stage with the Angry Birds franchise. And in record time, too -- the first Angry Birds landed on Apple's iOS App Store in December 2009, less than three years ago, and has since become an international sensation. The birds spawned a flock of sequels, branded tie-ins, and tons of merchandise. All this adds up to quite a bit of chicken scratch for Rovio, and also quite a bit of pressure to keep the money train rolling.

Today marks Rovio's first true sequel to the original Angry Birds, and it's focused on the other side of the farm: the pigs. Enter Bad Piggies. Unlike Angry Birds, Bad Piggies isn't about flinging anything towards a complicated structure in order to knock it down. Instead, it's about moving one very green, goofy sounding pig to various points on a map to collect items and reach a goal -- it's much more Cut the Rope than Angry Birds. The same physics-based game mechanics are at play in Bad Piggies that made both Cut the Rope and Angry Birds so popular, and they're just as fun in this time around. But how do you get said piggy to the goals? You build a contraption, of course.

Each level starts with a build section, allowing players to create all types of vehicles in order to transport the pig from point A to point B (while grabbing collectibles along the way). Only a small handful of build options are available, keeping Bad Piggies just as speedy of a game -- to pick up and play while commuting or while waiting at the dentist's office -- as its wildly successful progenitor. It's hard to say if Bad Piggies will recapture the success that Rovio found with Angry Birds proper, but all the hallmarks are there: quick, fun gameplay, colorful characters, goofy sounds, and accessibility (we couldn't help but get all three stars on every level, but you don't have to in order to proceed, should it prove too difficult). Bad Piggies launches tomorrow morning for iOS devices, Mac, and Android.

Making Easy Child Friendly Home Improvements | My Blog

Posted by crafty88 on Sep 25, 2012 in SPORTS | Comments Off

When you paint interior rooms during a home improvement project, allow extra drying time if your house is new. Newer homes are usually built with extremely effective (nearly air-tight) separation between the interior and exterior. While this is an advantage for you as a homeowner in most situations, when you paint inside, your paint will take longer to dry than the paint manufacturer might claim.

Here is a home improvement for working with contractors! If you are having work done, be sure to inform the head of the crew if you are not happy! In the ideal world, everyone would understand and do exactly what you want, the way you want it done! If that is not the case, speak to the head of the crew! You are paying the bills, and you are in charge. If you aren?t happy, speak up. If things don?t work out with that contractor, there are lots of others to choose from.

Dirty ceiling vents can make your home look bad. You can purchase and install new ceiling vents, giving your home a cleaner and neater look.

If you are doing any home improvements on the roof of your home, make sure you wear the proper shoes so that you keep yourself safe. Many accidents in home improvements happen from people falling off their roofs. Be careful up there by wearing the right shoes and tie yourself off whenever possible.

When wanting to make a living out of home improvement, it is important that you have great people skills. If you do not have great people skills, when dealing with your clients it is very likely that you would lose quite a few jobs. It is better to be a people person, and make the money you want!

Begin the installation of your new kitchen cabinets by drawing a horizontal benchmark line around the perimeter of your entire kitchen. This level line will provide a reference point for you to measure from when installing your wall and base cabinets. Your benchmark line should begin at the highest point of your floor.

New wallpaper can transform a room. Before you add wallpaper, you need to find out what type of wall is under the existing wallpaper. Usually walls are either drywall or plaster smoothed over lath. You can figure out what kind of wall you are dealing with by feeling the wall, plaster is harder, smoother, and colder than drywall. You can also try tapping the wall, drywall sounds hollow while plaster does not.

Smoke detectors are required for safety in your home. Many homes only put them in certain areas. You can increase the safety in your home, by installing additional detectors in places like bathrooms, kitchens and basements. These areas can sometimes be overlooked, though prone to fires as much or more than the rest of the house.

Soak your hands in salad oil after completing an oil painting job. The oil will help release the paint from where it has splattered on your hands. Salad oil smells better and is a lot safer than the typical cleanup choices of mineral spirits or kerosene.

When getting ready to prime a room that is going to be painted, have your primer tinted so that it is the same color as the paint you are using. The primer will still do its job, but instead of needing three coats of paint, your walls will require only two.

Removing wall paper is something that may sound easy, but it actually takes some skill. You need to know what type of wallpaper you need to remove, and what type of wall you have. Based on the wallpaper you have, you then either need to dry-strip it or soak it and scrape it off. Make sure you do your research to determine what needs be done.

In summary, there are some obvious ideas that have been tested over time, as well as some newer techniques that you may not have considered. Hopefully, as long as you follow what we suggest in this article, you can either get started with your home improvement project or improve on what you have already done.

Barnes & Noble launches new Nook HD

(AP) ? Barnes & Noble is rolling out two new versions of its Nook tablet with sleek new hardware and a sharper high-definition screen. The bookseller's move heightens the already intense tablet wars heading into the holiday season.

Barnes & Noble said Wednesday that its new Nook HD will come in two sizes, one with a 7-inch screen (measured diagonally), starting at $199, and one with a new 9-inch diagonal screen, called the Nook HD+, starting at $269.

In addition to the new HD screen and a lighter body, Barnes & Noble is also increasing the services the Nook offers, adding a video purchase and rental service, allowing users to maintain different "profiles" and making it easier to browse titles in its book and magazine stores.

New York-based Barnes & Noble, the largest traditional U.S. bookseller, has invested heavily in its Nook e-reader and e-books. In its most recent fiscal quarter, sales of digital content surged 46 percent, but revenue from devices dropped partly due to lower prices. Nook prices in the May-July period were about 23 percent lower than a year ago.

The company is seeking to offset tough competition from online retailers such as Amazon.com, as consumers increasingly move away from traditional books and DVDs to electronic books and streaming video.

The Nook HD is an upgrade to the hardware and services offered by its previous tablets, the Nook Tablet and Nook Color, which Barnes & Noble is phasing out. The company will continue to sell its smaller black-and-white e-reader, called the Nook Simple Touch, for $99, and a backlit Nook Simple Touch for $139. The Nook HD runs on Google's Android 4.0 system and includes Barnes & Noble's own app store and browser.

Tablets are ?once again? expected to be hot items this holiday. The new Nooks come on the heels of Amazon.com's announcement earlier this month that it will offer four new varieties of its Kindle, including a high definition version of its Kindle Fire tablet with an 8.9-inch diagonal screen, which starts at $299. That compares with Apple Inc.'s iPad with a 9.7-inch diagonal screen and $499 starting price.

Apple's iPad is the most popular tablet, and that is not expected to change. Seven out of every 10 tablets sold in the second quarter were iPads, according to IHS iSuppli. Meanwhile Amazon.com has a 4.2 percent share of the tablet market, while Barnes & Noble has a 1.9 percent share, according to iSuppli.

Even so, the category is growing rapidly. An estimated 112.5 million Americans, one-third of U.S. adults, are expected to have tablets by 2016, according to Forrester Research.

And tablet makers are jockeying to gain share on Apple. On specs alone, the new Nook presents a tough choice for consumers seeking a cheap option to the iPad this holiday, analysts say. The 7-inch Nook HD is slightly lighter and narrower, with a sharper display than the similarly priced 7-inch Kindle Fire.

"If the decision the consumer is making is whether to buy based on hardware, these new Nooks will beat out Amazon," said Forrester analyst James McQuivey. "But that's not the decision every consumer is going to make ? hardware is only as good as the services the hardware enables."

So far, Amazon offers more services, McQuivey said, with a bigger app store, and more extensive video library, not to mention Amazon's vast product offerings and its Amazon Prime free-shipping service.

In an attempt to measure up, Barnes & Noble is launching a video service this fall that lets users buy and watch movies and TV shows on their mobile devices and televisions. The offerings will come from major studios including HBO, Sony Pictures, Viacom and Warner Brothers. Scrapbook and catalog browsing features have also been added.

One wild card working in Barnes & Noble's favor this holiday: Wal-Mart Stores Inc. and Target, increasingly threatened by Amazon's online retail operations, won't carry the Kindle. The retailers will sell Barnes & Noble's Nooks, as well as other tablets like the iPad.

"This is going to be a lot of fun to watch over the next year," McQuivey said.

The new Nooks are available for pre-order online and in stores beginning on Wednesday and will begin shipping in late October and begin arriving in stores in early November.

The First Personal Computer You Never Heard Of - This Day in Tech ...

MCM/70September 25, 1973

Micro Computer Machines of Canada introduces their MCM/70 microcomputer at a programmer?s user conference in Toronto. Possibly the earliest commercially manufactured device that can now be considered a personal computer, the MCM/70 gained customers at companies such as Chevron, Mutual Life Insurance, NASA, and the US Army. The company worked closely with Intel on the design of their computer and made very early use of the Intel 8008 processor, of which the basic design was used for the future Intel 8086. However, failing to generate venture capital in the Canadian marketplace, the MCM/70 never gained significant market acceptance and by the time the Apple II and other early personal computers were being released, the MCM/70 was relegated to a footnote in history.

Why Your Brain Is Irrational about Obama and Romney

With the 2012 presidential election looming on the horizon in November, consider these two crucial questions: Who looks more competent, Barack Obama or Mitt Romney? Who has the deepest and most resonant voice? Maybe your answer is, ?Who cares? I vote for candidates based on their policies and positions, not on how they look and sound!? If so, that very likely is your rational brain justifying an earlier choice that your emotional brain made based on these seemingly shallow criteria.

Before the election, I urge you to read Leonard Mlodinow's new book, Subliminal: How Your Unconscious Mind Rules Your Behavior (Pantheon). You will gain such insights as that higher-pitched voices are judged by subjects as more nervous, less truthful and less empathetic than speakers with lower-pitched voices and that speaking a little faster and louder, with fewer pauses and greater variation in volume, leads people to judge someone to be energetic, intelligent and knowledgeable. Looks matter even more. One study presented subjects with campaign flyers featuring black-and-white photographs of models posing as Democrats or Republicans in fictional congressional races; half looked able and competent, whereas the other half did not, as rated by volunteers before the experiment. The flyers included the candidate's name, party affiliation, education, occupation, political experience and three position statements. To control for party preference, half the subjects were shown the more suitable-looking candidate as a Democrat, and the other half saw him as a Republican. Results: 59 percent of the vote went to the candidate with the more capable appearance regardless of other qualifications. A similar study in a mock election resulted in a 12-percentage-point advantage for the more authoritative-looking politician.

To test these effects in real elections, Princeton University psychologist Alexander Todorov and his colleagues had volunteers rate for ?competence? black-and-white head shots of all the candidates in 600 contests for the U.S. House of Representatives and 95 races for the Senate from 2000, 2002 and 2004. Results: candidates rated as more competent won 67 percent of the House races and 72 percent of the Senate ones. In a follow-up study published in 2007 the psychologists conducted the face-evaluation process before the 2006 elections, predicting the winners in 72 percent of Senate runs and 69 percent of gubernatorial competitions based on the candidates' appearances alone.

These data?and others?confirm what was perceived the night of September 26, 1960, during the first televised presidential debate between John F. Kennedy and Richard M. Nixon. Well rested and tan from campaigning in California, Kennedy was radiant, like an ?athlete come to receive his wreath of laurel,? journalist Howard K. Smith noted. In contrast, Nixon had been campaigning right up to the debate and had been hospitalized for a knee infection that had left him with a 102-degree fever and looking pale and haggard, worsened by his notoriously heavy five o'clock shadow. Seventy million people watched the event. Millions more listened on the radio. According to a study published in the trade journal Broadcasting, those who saw the debate thought Kennedy won, whereas those who heard it gave Nixon the nod. For example, when New York Herald Tribune writer Earl Mazo first observed reactions to the debate at a conference, he observed, ?Nixon was best on radio simply because his deep, resonant voice conveyed more conviction, command, and determination than Kennedy's higher-pitched voice and his Boston-Harvard accent. But on television, Kennedy looked sharper, more in control, more firm.? These conclusions were replicated in a 2003 study in which subjects who viewed the debate were more likely to think Kennedy won than those who listened to it.

Why are we so influenced by such apparently trivial characteristics as voice and looks? In our evolutionary past they served as proxies for health, vigor and overall fitness (in both the physical and evolutionary sense). Such cognitive shortcuts remain necessary today because in a world abuzz with information overload, it isn't possible to rationally analyze all incoming data. So, on Election Day, try to override your predictably irrational propensity to succumb to these influences and engage your rational brain to vote the issues and not the person.

Egypt's president wants more independence from US

CAIRO (AP) ? On the eve of his first visit to the United States as Egypt's president, Islamist Mohammed Morsi said he will demonstrate more independence from the U.S. in decision-making than his predecessor Hosni Mubarak and told Washington not to expect Egypt to live by its rules.

Morsi sent that message in an interview with the New York Times after a wave of violence erupted across the Muslim world over an amateur film produced in the U.S. that was deemed offensive to Islam and its prophet Muhammed. The film raised news tensions between Washington and Egypt.

Morsi criticized U.S. dealings with the Arab world, saying it is not possible to judge Egyptian behavior and decision-making by American cultural standards. He said Washington earned ill will in the region in the past by backing dictators and taking "a very clear" biased approach against the Palestinians and for Israel.

"Successive American administrations essentially purchased with American taxpayer money the dislike, if not the hatred, of the peoples of the region," he told the paper in the interview published late Saturday, drawing a clear distinction between the American government and the American people. Those administrations "have taken a very clear biased approach against something that (has) very strong emotional ties to the people of the region that is the issue of Palestine."

He stressed that unlike his predecessor, Mubarak, he will behave "according to the Egyptian people's choice and will, nothing else."

Morsi, who was sworn in on June 30 after the first democratic elections in Egypt's modern history, has been cautious not to sharply depart from Mubarak's foreign policy path, particularly the longstanding alliance with the United States.

But with an Islamist president at the helm of the Arab world's most populous country, there are already differences and changes of focus. Morsi has been expected to distance himself from what many Egyptians saw as Mubarak's compliance with Washington's agenda in the Middle East, especially because his Muslim Brotherhood group has been a vocal critic of U.S. policy in the region and in the Muslim world.

In the interview, Morsi dismissed criticism that he responded too slowly when protesters managed to scale the walls of the heavily fortified U.S. Embassy in Cairo on Sept. 11. The demonstrators replaced the American flag with a banner carrying the Islamic declaration of faith.

Morsi said he needed to deal with the situation "wisely" and took time to avoid a backlash from an angry but small crowd of protesters.

While he praised President Barack Obama for moving "decisively and quickly" to support Arab Spring uprisings against longtime authoritarian leaders, he said Arabs like Americans want to live "free in their own land, according to their customs and values, in a fair and democratic fashion."

To this end, Morsi urged the U.S. to live up to its commitments to support an independent Palestinian state.

Since taking office, Morsi, 61, has been immersed in largely foreign policy issues. He has strongly criticized the Syria regime for violently repressing the uprising there, tried to warm relations with the Palestinians, and has dealt with tensions between the Middle East and the West over the anti-Islam film.

Reflecting the tension with Washington over the protests, Obama was asked about Egypt a day after anti-U.S. protests broke out in Egypt on Sept. 11 and he said he does not consider it an ally or an enemy.

The Times asked Morsi if the U.S. was an ally, to which he replied with a laugh by saying: "That depends on your definition of ally."

But he quickly followed by saying he wants a real friendship with the U.S.

"I think what I am trying seriously (is to) look into the future and to see that we are real friends."

Statement from White House Drug Policy Director Kerlikowske on ...

Washington, D.C.--(ENEWSPF)--September 24, 2012. ?Today, Gil Kerlikowske, Director of National Drug Control Policy (ONDCP) released the following statement in response to survey data from the Department of Health and Human Services? (HHS) Substance Abuse and Mental Health Services Administration (SAMHSA) showing significant declines in the non-medical use of prescription drugs:

?These results are encouraging, but we cannot afford to take our eyes off the ball.? The abuse of painkillers in America continues to take too many lives, tear apart too many families, and place too many burdens on communities across the nation.?? According to the Centers for Disease Control and Prevention, prescription drug abuse remains an epidemic.?

The good news is that today?s findings prove yet again that we are not powerless against the problem of substance abuse in America.?Since day one, the Obama Administration has pursued a bipartisan and holistic approach to this challenge.?I am heartened by this progress because it shows that our prescription drug abuse action plan is working to make America healthier and safer. We still have more work to do, but we remain steadfast in our commitment to reversing this epidemic through a balanced approach.?

According to new data from the National Survey on Drug Use and Health (NSDUH), the number of young adults (people aged 18 to 25) who used prescription drugs for non-medical purposes in the past month declined 14 percent -- from 2 million in 2010 to 1.7 million in 2011. This decline has driven an overall 12 percent decline in the number of Americans abusing prescription drugs.??

To address the problem of prescription drug abuse, the Administration has released Epidemic: Responding to America's Prescription Drug Abuse Crisis. A national framework for reducing prescription drug diversion and abuse, the plan supports the expansion of state-based prescription drug monitoring programs, more convenient and environmentally responsible disposal methods to remove unused medications from the home, education for patients and healthcare providers, and reducing the prevalence of pill mills and doctor shopping through enforcement efforts.

The number of The National Survey on Drug Use and Health is a scientifically conducted annual survey of approximately 70,000 people throughout the country, aged 12 and older.? Because of its statistical power, it is the nation?s premier source of statistical information on the scope and nature of many substance abuse and mental health issues affecting the nation. The complete survey findings are available on the SAMHSA web site at: for more information about SAMHSA visit: http://www.samhsa.gov/

Morocco: Half of attacks on women by their husband

RABAT, Morocco (AP) ? Half of the violence against women in Morocco comes from their own husbands, a situation that needs to change, a minister from the North African nation said Monday.

Social Development Minister Bassima Hakkaoui, the sole female minister in this country of 33 million people, said she would try to push forward a law protecting women that has been stuck in parliament for eight years.

"Despite all efforts, violence against women is still widespread," she said at the opening of a regional conference on the subject. "Violence against wives represents 50 percent of all attacks against women."

According to statistics from her ministry, 6 million women in Morocco are victims of violence, roughly one in three.

In March, the suicide of a 16-year-old girl who was forced to marry the man she said had raped her made international headlines and threw a harsh spotlight on Morocco's penal code. Amina al-Filali took poison after several months of what her parents described as an abusive marriage to a man they said had raped her in the woods.

Hakkaoui, a member of a moderate Islamist party that dominated the country's election in November, has been criticized for not doing enough to protect women, including changing the law allowing rapists to be exonerated if they marry their victim.

While the official marriage age is 18, judges can approve much younger unions, which are common in rural areas that are poor and deeply traditional.

Morocco updated its family code in 2004 to improve the situation of women, but activists say more still needs to be done.

Khadija Ryadi, president of the Moroccan Association of Human Rights, expressed doubts about Hakkaoui's commitment to finally passing the law protecting women.

"This law has been stuck since 2004 and Bassima Hakkaoui is the third minister speaking about it ? I don't understand the delay," Ryadi said.

BERLIN (AP) ? Germany has launched a war crimes investigation against an 87-year-old Philadelphia man it accuses of serving as an SS guard at the Auschwitz death camp, The Associated Press has learned, following years of failed U.S. Justice Department efforts to have the man stripped of his American citizenship and deported.

Johann "Hans" Breyer, a retired toolmaker, admits he was a guard at Auschwitz during World War II, but told the AP he was stationed outside the facility and had nothing to do with the wholesale slaughter of some 1.5 million Jews and others behind the gates.

The special German office that investigates Nazi war crimes has recommended that prosecutors charge him with accessory to murder and extradite him to Germany for trial on suspicion of involvement in the killing of at least 344,000 Jews at the Auschwitz-Birkenau death camp in occupied Poland.

The AP also has obtained documents that raise doubts about Breyer's testimony about the timing of his departure from Auschwitz.

The case is being pursued on the same legal theory used to prosecute late Ohio autoworker John Demjanjuk, who died in March while appealing his conviction in Germany on charges he served as a guard at the notorious Sobibor death camp, also in occupied Poland.

The conviction was not considered legally binding because Demjanjuk died before his appeals were exhausted. But prosecutors maintain they can still use the same legal argument to pursue Breyer. Under that line of thinking ? even without proof of participation in any specific crime ? a person who served as a death camp guard can be charged with accessory to murder because the camp's sole function was to kill people.

Experts estimate that at least 80 former camp guards or others who would fall into the same category are likely still alive today, almost 70 years after the end of the war.

Authorities in the Bavarian town of Weiden, who have jurisdiction, are currently trying to determine if the evidence is sufficient for prosecution. A German official working on the case confirmed that Breyer was the target of the probe; he spoke on condition of anonymity because he was not authorized to release the information.

Breyer acknowledged in an interview in his modest row house in northeastern Philadelphia that he was in the Waffen SS at Auschwitz but that he never served at the part of the camp responsible for the extermination of Jews.

"I didn't kill anybody, I didn't rape anybody ? and I don't even have a traffic ticket here," he told the AP. "I didn't do anything wrong."

He said he was aware of what was going on inside the death camp, but did not witness it himself. "We could only see the outside, the gates," he said.

Breyer said he had recently suffered three "mini-strokes." But he was cogent and clear as he talked about his past for more than an hour, sitting in his living room.

For more than a decade, the Justice Department waged court battles to try to have Breyer deported. They largely revolved around whether Breyer had lied about his Nazi past in applying for immigration or whether he could have citizenship through his American-born mother. That legal saga ended in 2003, with a ruling that allowed him to stay in the United States, mainly on the grounds that he had joined the SS as a minor and could therefore not be held legally responsible for participation in it.

Breyer testified in U.S. court that he served as a perimeter guard at Auschwitz I, which was largely for prisoners used as slave laborers, though it also had a makeshift gas chamber used early in the war; it was also the camp where SS doctor Josef Mengele carried out sadistic experiments on inmates.

But he denied ever serving in Auschwitz II, better known as Auschwitz-Birkenau, the death camp area where the bulk of the people were killed. He also said he deserted in August, 1944 and never returned to the camp, though eventually rejoined his unit fighting outside Berlin in the final weeks of the war.

A U.S. Army intelligence file on Breyer, obtained by the AP, calls that statement into question.

In 1951, American military authorities in Germany carried out a background check on Breyer when he first applied for a visa to the U.S. The file from that investigation lists him as being with a SS Totenkopf, or "Death's Head," battalion in Auschwitz as late as Dec. 29, 1944 ? four months after he said he deserted. The Army Investigative Records Repository file was obtained by the AP from the National Archives through a Freedom of Information Act request.

The document is significant because judges in 2003 said Breyer's testimony on desertion was part of what convinced them that his service with the Waffen SS after turning 18 might not have been voluntary, further mitigating his wartime responsibility.

Also weighing in Breyer's favor with the judges was his testimony that he refused to have the SS tattoo; he does not have such a mark today or evidence that one was removed.

Kurt Schrimm, the head of the specials prosecutors' office in Ludwigsburg, which carried out the Breyer probe before it was turned over to Weiden prosecutors, said he felt there was sufficient evidence to bring charges against Breyer, although he declined to discuss details.

"All of these guards were stationed at times on the ramps (where train transports of prisoners were unloaded), at times at the gas chambers and at times in the towers," he said.

Weiden prosecutors, who were chosen because the office is nearest where Breyer last lived in Germany, say it could take several months before deciding whether to file charges.

A former prosecutor in Schrimm's office, Thomas Walther, said he had known of the file on Breyer from his time there. He is now already representing, pro bono, a woman who lost her two siblings in Auschwitz at the time that Breyer is alleged to have been there. The woman will join any prosecution as a co-plaintiff as allowed under German law. Walther said he has established the email address auschwitz.coplaintiff(at)gmail.com for other victims' families.

"Time is swiftly running out to bring Nazi criminals to justice," Walther said. "I hope that prosecutors in Weiden will act soon on this case."

The Breyer case was handled in the U.S. by the Justice Department's Office of Special Investigations. Eli Rosenbaum, who previously headed the office, would not comment on any details of evidence that had been collected against him, nor say whether American agencies were involved in helping with the German probe. Rosenbaum is now with the Justice Department's Human Rights and Special Prosecutions Section, into which the OSI was merged.

Breyer was born in 1925 in what was then Czechoslovakia to an ethnic German father and an American mother, Katharina, who was born in Philadelphia. Slovakia became a separate state in 1939 under the influence of Nazi Germany. In 1942, the Waffen SS embarked on a drive to recruit ethnic Germans there and Breyer joined at age 17. The fact he was a minor at the time was critical in the 2003 decision to allow him to stay in the United States.

Called up to duty in 1943, Breyer said he was shipped off the same day to Buchenwald ? in Germany ? where he was assigned to the Totenkopf.

By treaty, the U.S. can extradite its citizens to Germany. But Breyer said he would fight any attempts to take him away from the U.S. and his wife and family.

"I'm an American citizen, just as if I had been born here," he said in his Philadelphia home. "They can't deport me."
